MY LISTING PROCESS

  1. Prepare a Comparative Market Analysis of your home.
  2. Determine the best possible price for you home in today’s market.
  3. Complete and review the listing agreement and disclosures with you.
  4. Prepare your home for sale: spend as much time as needed to go over the entire property with you, both inside and outside. I will make a list, with you, of all suggestions and recommendations about your home so it will show at its very best.
  5. Install a key box and our exclusive for sale sign.(With your permission)
  6. Create a professional information sheet highlighting the key selling points of your
    home for prospective purchasers.
  7. Prepare your individual marketing booklet to be left in your home at all times.

MY MARKETING PROCESS
“The secret of my success”

  1. Personally conduct a tour of your home for all the sales associates in my office.
  2. Professionally represent your home to the Yosemite Gateway Association of Realtors, as a result your home will be represented to every agent in the area.
  3. Hold brokers open houses for agents in the association until the property has sold.
  4. Professionally create, produce and send at least one flyer about your home to agents in the association.
  5. Prepare and send a mailing about your home to my own exclusive mailing list of the top selling agents in the area as well as a post card to the 200 surrounding home- owners. (They may know someone who would like to purchase nearby)
  6. Through my many personal contacts I strive to maintain a high rapport with the top producing agents in the area.
  7. I maintain an extensive advertising program in the local real estate guide and area publications.
  8. Conduct public open houses according to your wishes.
  9. Feature your home on my web site with a complete picture gallery.

MY COMMUNICATION WITH YOU

  1. As we begin our seller/Realtor relationship I give you my personal commitment through hours of direct communication regarding the current market and the marketing of your home.
  2. I will verbally keep in touch with you at least once a week as my work progresses for you.
  3. I will provide a written report every 4 - 6 weeks to fully inform you of all my work and the marketing done on your behalf to that date.

YOUR SALE

  1. Be present all purchase contract presentations and negotiations.
  2. Qualify all purchasers to the best of my ability - I keep abreast of current financing available for buyers on a daily basis.
  3. Constantly keep you informed as to the progress of your transaction from the initial signing to the successful close of escrow.
  4. I work hard to handle any situation that may arise with mortgage bankers, escrow agents, appraisers, underwriters, inspectors, purchasers and other agents during the time of escrow.
